When submitting a new property to Okanagan House Rentals all property owners must agree to all the following terms of this service. All property owners agree that Okanagan House Rentals and OgoNet, Inc. provide strictly an advertising service for homes for rent in the Okanagan. Okanagan House Rentals advertises homes for rent and charges a commission fee for all confirmed reservations for the owner. Okanagan House Rentals and OgoNet, Inc. is in no way responsible for the suitability of any guests who submit Reservation Requests. It is solely the decision of each property owner to approve a Reservation Request. Once an owner approves of a Reservation Request and the guests submits their non-refundable online deposit the reservation is then confirmed. The owner agrees that the services of Okanagan House Rentals and WKRP Property end once a reservation has been confirmed. It is at that point that owners & guests must contact each other directly to organize final payment & details of the reservation. The owner may be liable to the guests if the terms of this agreement are not followed. All owners must be nineteen (19) years of age and the legal owner and has the legal authority to rent out the property submitted by the owner. Owners agree that the address & property may be confirmed by Okanagan House Rentals and if any details are found to be inaccurate reservations may be cancelled and owner held liable. OgoNet, Inc. is in no way liable for damages, injuries and or loss to Owners, Guests or the Property, due to renters, weather or any other circumstances. Indemnity Clause: The Owner agrees that OgoNet, Inc. is advertising agent only and makes no representations or warranties regarding the Guests. All information about the Guests is provided by the Guests and OgoNet, Inc. cannot confirm the accuracy of this information. OgoNet, Inc. is not responsible for any unpaid debts incurred by renters for damages made or services provided. Any disputes as a result of this rental are strictly between Owner and Guest only. It is the responsibility of the Owner to ensure all information on their property listing is correct and up to date.  The Owner agrees to allow OgoNet, Inc. to send Guests a rental agreement which includes the terms and rules of occupancy. All liability and other insurances are to be acquired and maintained by Owner. This Agreement shall be governed by and construed in accordance with the law of the province of British Columbia, Canada.  It is strongly recommended by Okanagan House Rentals and OgoNet, Inc. that owners create a rental contract with each guest to be signed by both guest & owner.

SCHEDULE OF OWNER’S RESPONSIBILITIES

 

·        To honor all rental bookings and return guest Damage Deposit within seven (7) of the departure or contact the guest directly with concerns of damage in the property.

·        All Properties will be clearly marked with house numbers in clear view;

·        That Okanagan House Rentals & OgoNet, Inc. shall strictly be the Advertiser only.

·        The Owner will be aware of any local rules or bylaws regarding short term rentals.

·        The Owner will ensure their home insurance policy is current and covers rentals

·        To stock property with all basic supplies, linens, and towels

·        Owner must have provide adequate equipment, supplies and instructions for the Guests to enjoy their stay.

·        To do all repairs and maintenance as required;

·        To replace all worn, broken, missing and damaged amenities, furniture, appliances and supplies with good quality items;

·        To clean property to vacation standards – Hotel quality clean.

·        To ensure property is safe and fully usable at all times;

·        All property details submitted by owner must be accurate.

·        To have proper insurance, including liability, rental Loss.

·        Personal items and valuables removed from guests view, recommended to be in a secured area.

·        Ensuring home security & safety during reservation dates is the responsibility of the Property Owner.

·        A complete instruction list for the property including but not limited to: where to put garbage and garbage day, where to put recycling, water shut off valve, air conditioning instructions, hot tub instructions, lawn maintenance schedule if necessary, thermostat instructions, phone number of property.

·        List of important phone numbers including but not limited to: maintenance person, cleaner, owner emergency contact number or secondary emergency contact.

·        To provide Guests with any precautions in terms of safety at the property.

·        Review property profile on Okanagan House Rentals website and notify OgoNet, Inc. of any errors or changes. If you do change your property profile in any way you must make OgoNet, Inc. aware of any changes immediately.

·        Not disturb the quiet enjoyment of the renters during their stay in the property. This includes real estate showings. You must make these around any bookings.

·        Adhere to the cancellation policy provided to Okanagan House Rentals and on property listing.

·        The Owner must contact OgoNet, Inc. prior to making own bookings to ensure that no double bookings are made.  If a double booking is made, OgoNet, Inc. booking will take precedent over all other bookings.

·        The Owner must supply a key or property access to the guests in a timely manner to ensure an enjoyable vacation for the guests.
